EICR Testing Manchester

An Electrical Installation Condition Report (EICR) is a detailed inspection and testing of your property's fixed electrical installation — the wiring, consumer unit, earthing, bonding, sockets, switches and fixed appliances. It identifies defects, deterioration and non-compliance with current BS 7671 wiring regulations, categorising each observation by severity. For landlords, an EICR is a legal requirement every five years. For homeowners, it is the single best way to verify your electrical system is safe before investing in solar panels or battery storage.

Manchester Renewables carries out EICR inspections across the whole of Greater Manchester for homeowners, landlords, letting agents and commercial property owners. Our NIC/EIC Approved electricians test every circuit methodically, produce a clear and detailed report, and provide honest guidance on any remedial work required. We strongly recommend an EICR before any renewable energy installation to confirm your existing wiring can safely support the additional circuits and loads involved.

EICR Testing Manchester — What's Included

Visual Inspection

A thorough visual examination of your consumer unit, wiring, accessories, earthing and bonding. We check for signs of damage, deterioration, overheating, incorrect connections and non-compliant modifications.

Dead Testing

With the supply isolated, we test circuit continuity, insulation resistance and polarity on every circuit. This identifies degraded cable insulation, broken conductors and incorrect connections that could cause fires or electric shock.

Live Testing

With power restored, we measure earth fault loop impedance, prospective fault current and RCD trip times on every circuit. These tests confirm your protective devices will operate correctly in the event of a fault.

Detailed EICR Report

A detailed report listing every observation coded by severity: C1 (danger present — immediate action required), C2 (potentially dangerous — urgent remediation), C3 (improvement recommended) and FI (further investigation needed).

Remedial Work Quotation

If the EICR identifies C1 or C2 observations, we provide a clear, itemised quotation for all remedial work needed to bring your installation up to a satisfactory condition. We can often carry out minor remedial work on the same visit.

UK Government Scheme

Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020: Mandatory 5-yearly EICR for all rented properties

Since 1 April 2021, all landlords in England must make sure that electrical installations in their rented properties are inspected and tested by a qualified person at least every 5 years. A copy of the EICR must be provided to tenants within 28 days of the inspection, to new tenants before they move in, and to the local authority within 7 days of a request. Failure to comply can result in fines of up to £30,000 per breach. All C1 and C2 defects must be remediated within 28 days or the timescale specified by the inspector. Our NIC/EIC Approved electricians are qualified persons under these regulations.

Why EICR Testing Manchester Matters

  • Landlords in England are legally required to have a valid EICR every 5 years under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
  • Deteriorated wiring is the leading cause of electrical fires in UK homes — an EICR identifies problems before they become dangerous
  • Installing solar panels or battery storage on a property with existing electrical faults creates compounded safety risks
  • Home insurance claims can be rejected if the insurer determines the electrical installation was in a dangerous condition

Cost Guidance

EICR testing in Manchester typically costs between £150 and £300 for a standard 3-4 bedroom house with a single consumer unit. Larger properties with multiple consumer units or extensive circuits cost from £250 to £450. Commercial EICR inspections start from £300 and increase with the number of circuits and distribution boards. Landlord EICRs for flats and smaller rental properties typically cost £120 to £200. If remedial work is required, we provide a separate quotation. All EICR costs include the full report and any follow-up discussion about the findings.

EICR Testing Manchester — Common Questions

How often do I need an EICR?
For rented properties, an EICR is legally required every 5 years or at every change of tenancy, whichever comes first. For owner-occupied homes, the recommended interval is every 10 years, though we strongly recommend testing before any major electrical work such as a solar panel or battery storage installation. For commercial premises, the recommended interval is every 5 years. Swimming pools and petrol stations require annual testing.
What happens if my EICR is unsatisfactory?
An unsatisfactory EICR means one or more C1 (danger present) or C2 (potentially dangerous) observations were recorded. For landlords, all C1 and C2 defects must be remediated within 28 days, and a follow-up inspection confirming the work has been done must be provided to the local authority. For homeowners, while there is no legal obligation, we strongly advise addressing C1 and C2 defects promptly as they represent genuine safety risks. We provide a remedial work quotation with every unsatisfactory report.
Should I get an EICR before installing solar panels?
We highly recommend it. An EICR will reveal whether your existing wiring, earthing and consumer unit are in a satisfactory condition to support the additional circuits required for a solar PV system. Discovering problems after the solar installation is completed is much more disruptive and expensive. If the EICR identifies a consumer unit upgrade or wiring remedial work, we can combine this with the solar installation for cost efficiency.
How long does an EICR take?
A standard domestic EICR for a 3-4 bedroom house with one consumer unit takes approximately 2-4 hours. The supply will be briefly interrupted for dead testing, typically in 15-20 minute intervals. Larger properties, houses with multiple consumer units or those with complex wiring take longer. We provide a time estimate at booking so you can plan accordingly.
Can I sell my house without an EICR?
There is currently no legal requirement for homeowners to have an EICR when selling a property in England. However, many buyers and their solicitors now request one as part of the conveyancing process, particularly for older properties. Having a recent satisfactory EICR can speed up the sale process and provide confidence to buyers. If you have had electrical work done, the buyer will also expect to see the relevant Electrical Installation Certificates.
